Paul, One small quibble - modern homes are vastly better insulated and heating systems are vastly more efficient - thus the cost to heat and cool - per sq ft - has been vastly reduced. And that is my vast contribution to the topic ... DavidC KD4E Why is this important? Well it costs more to heat and cool a larger house. It clearly indicates the average us american has much more disposable income, they are simply choosing to spend it differently.
