This is all great advice. The one thing I'll differ with is that soil quality affects the pattern of a horizontal antenna. It does not. The only things that matter are height, terrain, and the stack. Soil CAN affect feedpoint Z.

We in NorCal are strong believers in HFTA, and like you, I've modeled the hell out of my options.
