Since the headload of a typical cellsite is in the neighborhood of 40-50
square feet, you couldn't afford the tower they need. They typically want to
put up their own tower and offer to let you have limited use of it if at all.

Do you have any idea what their configuration will be? Unless it's one
omni whip or so, that's not enough tower but most cell configurations are
bigger and have more antennas than that.

Sure. They pay real money. I've seen the figure of $750 per month rent as
a typical figure for a spot of your property and they put up their tower.
There are some technical and access issues that you want to have in your
contract but IMO there's not much of a downside.
