I don't think there's any such thing in most states as an iron-clad 
waiver.  It can always be asserted that you did something so heinous that 
you should be held financially liable, if not drawn and quartered.

My homeowner's insurance company wrote me a $25/year umbrella liability 
add-on to my homeowner's policy that explicitly protects me from 
liabilities arising from my tower, antennas, etc.  My agent says that such 
policies are normally written to include increased automotive liability 
protection, and cost a lot more because of that, but if you specify 
liabilities pertaining to homeowner's coverage only, the price comes way down.

And oh yes, I'm in WV - YMMV.
