Bill.  Normal cleanup and bearing lube of what??? Tower bearing?? or 
Tailtwister??
Sounds like binding inside the rotor; OR the ball bearings and races need 
cleaning and re-greasing in the rotor.  They tend to get gummed up after time. 
Years ago I got some LOW temp grease from Hy-Gain, looks almost like petrolum 
jelly, yellow in color.  Don't know if you can still get it.

While you've got it apart, may as well check/replace the directional pot.
