cell companies will sometimes install a tower on your property, pay all the
costs and then sign a rental (lease) agreement to pay you a lease fee over a
five year period with options for additional period of time(s).  That sounds
awfully good, and it is!  But they do these types of  agreements..  On large
company recently did this on one of my sites here in southern oregon.  I
also retain leasing rights and since have added three more major cell/pcs
companies to the tower and collect all the rent myself.  Also, someone
mentioned 500-750 per month.  That is about right in my experience and
expect more depending on how badly they wish to locate at your site.  Even
more $'s not unusual, even in low density population areas like southern
oregon where I live.  Remember, it is now getting to be a very expensive
process to locate a tower in a good location and the cell companies
certainly know that as well so they will negotiate readily if you can
provide the services they need.

Be sure and think of  insurance, access, liability, maintenance and all
those other things associated with a project like this as if you are talking
about a residential property you may find it's not worth the hassle.
