Ken, Having two licenses would not be a CONFLICT of INTEREST in an of
itself. That's a pretty broad statement you've made here. If there is a
transaction in which a licensed or multi licensed individual is involved,
where his expertise or performances is called into play and where he may be
asked to call on his expertise in his other profession, he must be careful,
and at the very least DISCLOSE to all concerned his dual nature. A conflict
would not occur unless that person is engaged in a transacition performing
BOTH the duties he is licensed to perform. In that case he is BOUND to
disclose and in such a case it is prudent to avoid any suggestion of
impropriety, in decling one or even BOTH sides of or involvement in the
transaction. But just having two licenses would not be a conflict of

I saw "Joe's" response and couldn't let that slide. First of all, an honest
Real Estate Appraiser will not change property value based on antennas or
towers. There is no value added or subtracted, unless the appraiser is not
being honest with you. The criteria are set forth in State laws, not
opinions.
While a REALTORR (a professional designation printed in all capital letters
with the "Registered" symbol after) may add or take away from the asking
price, the price paid is based on the final, repeat final offer and the
consummation of the sale, not on gossip.
And REALTORsR are not, repeat not licensed appraisers. To have any real
estate agent who also holds a Real Estate Appraiser's licence will
definitely raise legal issues under the "conflict of interest" heading
because of the issue of real, or even a perceived, price-fixing. All a
REALTORR can give the potential seller or buyer is an "estimated market
value" and that can be higher, or even lower than the actual selling price.
Actual improvements to the propety will raise the value and physical damages
or deterioration will lower the value, as will the actual structural
differences between the subject property and the comparable properties used.
All in all, the supposed "depreciated value" because of an antenna or a
tower is only in the mind, not factual. It is a matter of a neighbor who
doesn't like the perceived appearance of an antenna or a tower and the
imagined "devaluation." One must wonder how the neighbor might feel if a
natural disaster of some sort severly limits r even takes out all other
communications and the only way to communicate with family and/or friends is
via short wave radio. We cannot let the public forget we are involved with
such organizations as Amateru Radio Emergency Services, Radio Amateur Civil
Emergency Services, Military Affiliate Radio Services and Skywarn, as well
as relaying mesages (after all, many of us are part of the Amateru Radio
Relay League, emphasis mine) fax transmissions, for all of which we do not
accept any compensation. Amateur radio is more than just a hobby: it is an
unpaid public service.

P.S. While all REALTORsR are real estate agents, all real estate agents are
not REALTORsR. It is a professional designation conferred after training and
passing a test, somewhat like a doctor or a nurse or a lawyer, but not on as
