There are attorneys specializing in this. They will be able to answer all your 
answers and also give you good advice what your contract should look like. 
There should, for example, be a paragraph of what would happen if the IP desert 
the site etc. I know that there are "standard" contract that can be used and 
maybe should be used for these things.

### You will  also have to consider.... what happens if your tower falls over 
for whatever reason.   YOU  could easily be liable
for any lost revenue.   Now YOU owe them a ton of $$$.   They will also want 
24-7-365 access to your property.... which also implies you will have to 
provide clear
roadways, parking space for multiple vehicles, snow cleared 24-7-365.  They may 
well  want to install a UPS setup at some point...
and or  an emergency generator.   Emergency generators are typ tested once per 
month.    Where will the fuel be stored.   Think of every possible worse case 
scenario 
possible.   A local ham was offered a similar deal a few years ago.  I advised 
him to reject the offer.
