1) Under NO circumstances rent the house to a friend, co-worker or relative, 
EVEN YOUR OWN CHILDREN!
2) Have a lawyer draw up a lease that affords you maximum protection under the 
law.
3) Be aware that air conditioning only breaks down in July or August and the 
furnace only breaks down in January or February and the hot water heater only 
breaks down between 2:00 - 3:00 am and drains only get clogged on weekends or 
holidays when plumbers charge the most.
