I have been approached by a commercial FM broadcast station that wants to
put a transponder near my town and they would like to put it on one of my
towers.

What is the upside and downside of this kind of contract? And what do I
need to know about registering my towers with the FCC?

Make sure you get an interference clause, make sure they pay their own electrical, etc. The simple stuff.

Why do you want to register your tower? Is it required to be
lit?
