Subject: HAM PARADISE REDUCED PRICE OFFER NO. CALIFORNIA
Greetings from Barbra Dahl/KB7OMN
I know many of you have shown an interest in the property owned by Ray Balch/K6VX SK in
the past.
I would really appreciate it if you would reconsider your interest and either look further into the
opportunity to own this great HAM radio location or pass the word that it is now available at a
great savings.
Several things have happened in my life, and while I still remain committed to achieving the
desire of Ray to keep the property in the HAM community, it is time for me to reevaluate just
what I can do with the property.
I have been asking $190,000.00 for the property that would have covered all the expenses we
encountered to bring the property up to a salable market, but now it is almost mandatory that I
find an interested HAM that can or will BUY the property at a sacrifice that will be less than
what I have in the property.
During the past few weeks, my OM has had several surgeries to remove blot clots in his arteries
and veins to his left leg. Last week, the doctor determined that it is was an un-preventable
surgery that required the amputation of his leg. He remains hospitalized under steady care and
our/his future is rather bleak.
I am now in a position that I need to sell the Ham Paradise at a loss, and if you are interested, I
can give you an opportunity to buy the property for $140,000.00, which is less than what I paid
Ray for the property and the necessary corrective repairs we have made.
It would need to be either a CASH offer or at least a 20% down payment and I would be
agreeable to hold a Trust Deed at 5% for a few years on the balance.
Please consider this, as I remain committed to keep the property in the HAM community. That
failing, I will need to consider selling it outside the HAM community as agricultural property
which it is properly zoned for.
Let me know, it is urgent and I respect your judgement, but if we all pull together, we can keep
one of the premier Amateur Radio locations on the West Coast in our own community of
HAMS.
Special regards, 73
