We used to do something similar with commercial radios by putting a gain 
antenna outside and high use low loss transmission line to basement and 
interior spaces of large buildings where quarter wave pick up antennas were 
used to couple with  handheld radios' antenna to talk out to a repeater.

This effect might explain the phenomenon of "working someone on your dummy
load."
You may be just "working" your tribander 100-odd feet out in the yard,
while your e.g. tribander is doing the heavy lifting.  The dummy load is in
effect "stacked"
with the tribander....
