Due to an impending job move we are about to put our registered small holding up for sale. Central Anglesey (just outside market town of Llangefni - 2 miles). Thought this might just be of interest to someone on here who may be contemplating leaving the city life and moving to live the good life in North Wales! The two mobile towers on site are in the process of being removed but I can leave a standard P60 and a tenamast in situ if an amateur purchases it. I have had no hassle from planners or neighbours for the last 17 years and nearest neighbour is two fields away in any direction so you can run qro(400w) to your hearts content :-) When I had the detached double garage built about 4 years ago I included a very large upstairs contesting shack which covers the whole of the first floor and is kitted out with benches, dozens of double sockets, plus seperate heavy duty amplifier circuit, bt socket and cat 5 cabling to main house. So its plug and play for anyone wanting a ready made contesting shack with easy access to surrounding 5.5 acres of land. I have even installed four large wooden gate posts in concrete in the bottom (wettest) field to support a 40m 4 square. An extended mobile P80 has also been living in that field for last few years supporting my 160m inverted V at 95ft, as used for GB7HQ in iaru contests, with no planning or neighbour complaints. Now the boring bit, brief details of the property for your xyl's benefit! :

4 bed 2 bathroom cavity insulated house (from original 2 room 1870 cottage) with bulk lpg central heating, wood burner stove in large lounge, landscaped garden, decorative pond, lawns, veg beds, childrens play area, plus four fenced chicken runs; leading on to three good sized paddocks of approx 1 acre, 3acres, and 2 acres, with a 3 year old quality 36ft poly tunnel in one, and water supply to the other two, plus 2 year old wooden stable block consisting of two 12 by 12 stables plus a seperate tack room on a concrete base plus adjoining slate hardstanding for storage of trailer/horse box.

There is a large recently built detached double garage, which provides a garage, a good size office with all lighting and BT sockets and cat 5 network cabling back into house, a large utility room, toilet, and a very large upstairs hobby room/store room kitted out with lights, bt socket, cat 5 cabling, and large number of double sockets. The whole building was recently cavity wall insulated as its a double skin construction, so could be easily converted into a self contained granny annex or holiday accommodation.

All well fenced land with distant views to Snowdonia mountain range. Less than 10 miles in any direction from one of Anglesey's famous beaches.

The smallholding is registered with Welsh Assembly Government. Good neighbours, including farmer next door who is very helpful.

The front 3 acre field has been registered with the local planning authority as a potential development site in the new local development plan, for both holiday development of several log cabins, or a single eco house for eco tourism development.

Sad to be leaving our home of 17 years but hoping to find something similar down in West Wales where my new job is. Not on the market yet but PM me if you are interested in receiving the details once the estate agent has prepared them.

Wanted : 10+ acre smallholding in West Wales IO72 on hill top site with no neighbours :-)
