I trust that you are aware that the GROUND  REFLECTION
accounts for 5+ dB of those gain figures.  The typical 
free space gain of a 2L  Yagi is 6.5 - 7.0 dBi  or 4.3 - 4.8 dBd.

It requires 6 or more elements on an appropriately long
boom (1.5 WL)  to realize >10 dBd of free space gain.
