Traveling up to your prospective property and listening around with a
mobile rig one sunny weekend afternoon will not tell you if the
prospective property is OK.  It could sound clean on that particular dry
sunny Saturday afternoon.  Try it again, Sunday morning about 6am ....
and again on some rainy Tuesday ..... and again during a wet snowfall
..... and ........
