As in all things, but especially concerning real estate (probably the
largest chunk of change anyone ever spends)... it is ALWAYS true: CAVEAT
EMPTOR .... Let the Buyer Beware. That means that if there's something
wrong with the deal, it's usually the buyer that suffers.
In real estate transactions, where everything must be in writing to be
binding, the buyer usually has no legal recourse when he relies on the
spoken word of the real estate sales rep (who nearly always legally
represents the seller who pays the commission, NOT you the buyer). That's
why it's incumbent on YOU, the buyer, to find out what you need to know from
a reliable source, and that's usually either your lawyer or.... yourself. I
usually rely on myself, as I charge myself less than my lawyer does. :-)
