Appreciate the tips and guidance - here's as much information as I'm comfortable posting.

Station is located in a building owned by a unit of government, their insurance vendor requires UL452 / UL 1449  listed protectors at the entry panel that is common their their radio equipment.

All of the coaxial feed lines (theirs and ours) are protected by Polyphasers at the entrance panel

Antenna is a W7FG dipole with ~ 100 feet of 450 ohm ladder line (14 gauge copper weld) , tuner is at the operating position.

The more I look at this, I'm leaning towards a recommendation of scrapping the dipole and going to a 125' long wire and weatherproof / outdoor tuner
