Of course it's the height.
But, the dipole has improved F/S up there too.
It's also rotatable!!  That's the best part!

Well, Tom's right, of course, if you only need to work in one direction and
you have the supports for wire beams or quads.  Even a dipole gets the
ground reflection gain.  There are a number of W6s who are using the M2 80m
yagi with loading coils replacing the linear loading, and report greatly
improved pattern and performance.
