To add to what has been said:
Recorded doesn't always mean valid. That may be where a lawyer comes in.
I live in a heavily CC & R subdivision, but my 55 ft tower goes up in the
spring.. why? The association did not maintain the rest of the CC&R
requirements, so they all fail. They don't get to choose sheds over towers.
