At 55 ft, the performance is as much about terrain as it is antenna.  You do
have some capability with that tower which is rated at 21 sq ft.

 

If you are looking for all bands on one antenna, the SteppIR seems to be a
great choice.  

 

The C19XR from Force 12 with a Cushcraft 2 el 40 above would also be a good
combo and would allow you to get the 40 meter beam up at 65 ft on a mast.
Personnally, this would be my choice.
