Lane,

The county Permits and License department will have a list of State and
County building restrictions as well as applicable covenants imposed by
the developer (if you are buying into a development).  Usually you can
get a copy of these restrictions for free if you visit the county
permits department.  They are good folks to know in any event because
you'll be dealing with them come time to get your septic system, well,
road, electrical, foundation, framing permits, etc. They can tell you
all about what you can and can't do, etc.

Realtors are about closing deals, not protecting your long term
interest. Sometimes you can find a realtor that specializes in finding
property (Buyer Realtors). In other words they don't list property, just
find it for you.  These folks are somewhat better to work with because
they have no incentive to pressure you into buying a property that they
have listed.

Also, just because there is a restriction doesn't mean you can't apply
for a variance.  Just have to be prepared for a negative outcome.  If
you look around long enough you'll find what you want.
