Kurt and Tim have some very good suggestions. A few more: Talk to hams who have stations you would like to duplicate.  Check for airports,even private ones as the FAA has rules for tower height and flight paths. Tower lighting is another issue.  Some counties sometimes over look these and they may bring them up during the permitting process.. Always know about major power line,solar systems and battery storage facilities. Check for line noise and solar panel interference, you could spend years trying to eliminate this. Do a search for hams in the area you are looking at. Moving in line of sight or just a couple of miles from a major station will make you both miserable with QRM. Do all your permits before erecting anything to avoid neighbor issues or protests. Don't draw antennas on the tower application.  Don't overload your tower wind load specs as your next door neighbor may be an engineer who can figure it out. Design everything you are erecting with a margin of safety to inure an "unusual wind" damages your installation. Finally, have a great time build your qth, Jim.
