I was using three "buyer's" agents. In theory, they were working for
me. However, because their compensation would be by commission, they
were motivated to make a sale happen. A "buyer's" agent is also
highly motivated to make nice to all the seller's agents in the area.
So, IMO, the concept of "buyer's" agent is substantially flawed. The
same problem occurs in other sales businesses, e.g., with so-called
"independent" insurance agents.
We were looking at properties far away, in another state, so my wife
and I relied on "my" agent to screen available properties according
to our written criteria. The one criterion that we told them was
absolutely non-negotiable, was that I should be able to erect a
120-ft. tower with ham antennas. All other criteria were flexible.
The screening included the agents sending us MLS and other
descriptions, and us responding to each one, most often by email but
sometimes by telephone. This went on for weeks and months. Then,
when a reasonable number of candidates had been identified, my wife
and I flew there and spent a few days with "our" agents looking at
the candidate properties.
