I had a deal to sell my 300ft tower to a tower group. It was for 33% of the
rental fees plus $50K cash, and several hundred dollars a month land-lease
fees. I killed the deal because:

They insisted on a no-interference clause that would require me to stop
transmitting until the problem was located and corrected.

They wanted rights to install a 450 ft wide-face tower and necessary
guylines in the future.

They required utility and access easement through my property.

It would require a zoning change that would have increased property tax for
that area of my property so much that the tax for that 5 acres would equal
the tax for all of my other land (over 200 acres) and buildings combined!

They insisted on a right of renewal in the property lease that would outlive
me. If I ever wanted to sell my house, the 450ft tower would be about 500ft
behind it.

Be sure to read ALL the fine print! Having cows out back is a big enough
PITA, having someone you can't get rid of wasn't worth it to me.
