Here there is no permit required for ham towers. They won't give you
one even if you want it for a CYA, and you can add an antenna for
internet (FOR YOUR OWN USE)
Rent space or give space to a commercial operation and that tower immediately falls under commercial towers and with that you will be required to go through a whole bunch of requirements. You might even be required to prove the base meets certain criteria (engineering etc) In a worst case scenario you might be required to redo the installation. This township abuts the city limits, so it's a mix of small farms and high density homes. The strict commercial tower zoning came about when one farmer let two large, self supporting towers be installed. He makes more off the two towers than he would make off the farm in several years. If it's a cell carrier renting space on your tower, it's like freemoney. Be sure that the contract shows what sort of access is provided for technicians. It should also state that any resultant interference is the responsibility of the carrier. As the "last man in", anything they emit should be taken care of by them.
